The charming property you see today sees a previous double storey rear extension complimented by a fabulous new ground floor remodelling, incorporating a garage conversion to create a lovely big L-shaped open plan Kitchen/Dining/Family room with a large Island to gather around.

Downstairs also has two other Living Rooms, a separate Utility Room, and a ground floor Bathroom, with upstairs there being three very good size double bedrooms (one with double doors accessing another L-shaped Loft Room) and both a Shower Room & WC Room.

Part of the planning passed for the ground floor re-modelling included a 1st Floor extension as well. The full upstairs work was never done but we gather the steels are already in place and so going on to complete this work will be therefore more straightforward and of course cheaper.

The property is quite secluded from the road by established trees and bushes and has a 3-Car shingled Drive - the very large lawn offering further parking possibilities if desired.

Little Norsey Road is a lovely 'non-estate' street in North Billericay, so also falling within the catchment area of the outstanding Buttsbury & Mayflower Schools.

Lake Meadows Park and Norsey Woods are both within 6-minute walks with the High Street also easily walkable at 0.8 mile.

Inside the quaint Hall has nice oak wood effect laminate flooring that goes into the two living rooms. The original sitting room 17ft long and has a feature brick Fireplace. Behind this is a bright 12ft x 9ft extra reception room with French Doors opening out to the Garden.

The L-shaped open plan Kitchen/Diner/Family Room is a lovely 3-Zone area with Dove Grey & Navy Kitchen units topped with white Quartz worktops and a big island. The Amtico flooring looks fabulous and there's lots of windows so it's incredibly light and bright on a sunny day.

The Utility room is also quite a good size, has two big walk-in cupboards and a Butler sink and there is also a ground floor Bathroom.

Outside, the 70ft Garden has quite an open feel and has a big modern Summerhouse cabin - lovely, perfect mancave/home office material.

The style Hub-of- the-Home. A confection of beautiful parquet design 'Cowrie Oak' Amtico flooring, contrasting Dove Grey and Navy Blue kitchen units, White Quartz worktops and blue 'Honeycomb' splashback tiling behind the Rangemaster 'Professional Deluxe' 5-Ring/2-Oven/sep Grill Range Cooker.

A dream kitchen for the keen Cook, it comes with a further host of integrated appliances comprising a Bosch Larder Fridge and side-by-side matching Freezer, integrated Neff Dishwasher and an Elica Extractor Hood above the Range Cooker.

A big feature is the surprisingly large corner walk- in Pantry, which the angled doors open to reveal.

Finishing specification includes deep pan drawers, pull-out recycling bins, a Qettle 'Signature' hot water tap over the sink, a snazzy unassuming mobile phone charger, which is in fact a pop-up electrical socket and speaker, and under floor heating.

UTILITY ROOM 8ft 4" (2.54m) min x 7ft 3" (2.21m).

The measurements exclude two very large walk-in cupboards: the larger 4ft x 2ft 6" (1.22m x 0.76m) housing the Worcester Greenstar 24i Condensing boiler, and the second cupboard measuring 2ft10" x 2ft 6" (0.86m x 0.76m), shelved out for great storage.

The utility room itself has the same Dove Grey Shaker units as the kitchen, plus this time, a smart, black, low profile slate worktop and a Butler sink sitting below a professional spray tap.

With a part glazed external door to the garden and the window over the sink provides plenty of natural light.

BATHROOM 6ft4" x 5ft 5" (1.9m x 1.65m)

1st FLOOR LANDING

The built in cupboard houses the hot water cylinder and its expansion vessel.

MASTER BEDROOM 13ft 10" x 10ft 10" narrowing to 8ft 7" (4.22m x 3.3m > 2.62m)

This lovely size front facing double bedroom has fitted wardrobes and cupboards running along the right hand wall and comes with a Daikin air conditioner up on the wall for those hot summer nights.

Two low-level little doors open to reveal handy eaves storage areas and looking up, we see the loft hatch accessing the loft area above this wing of the house.

BEDROOM TWO 10ft 10" x 10ft narrowing to 8ft 9" (3.3m x 3.05m > 2.67m).

This fine size rear facing double bedroom enjoys a notably pleasant outlook over the garden and surrounding gardens and also comes with a fitted Daikin Air conditioner over the bed area.

BEDROOM THREE 11ft 5" x 10ft 1" (3.48m x 3.07m)

This equally good size double bedroom hides a secret - the unassuming 5 feet (1.52 meters) high set of double doors opens not to reveal a wardrobe but a secret loft room!

T SHAPED LOFT ROOM

The measurements run 19ft 10" (6.05 meters) one way, 12ft 10" (3.91 meters) the other, although one will see it as two separate areas/rooms:

AREA/ROOM ONE 12ft 8" x 4ft 9" (3.86m x 1.45m).

These measurements exclude the built-in eaves cupboards.

With a front facing window and strip light.

AREA/ROOM TWO

(This room is 11ft 10" (3.61 meters) long, but the width was unmeasurable due to the storage of boxes etc running along both walls)

The rear facing deluxe window has a fitted blind.

Both areas are carpeted, fully boarded and painted and have strip lights.

SHOWER ROOM 5ft 6" x 3ft 3" (1.68m x 0.99m).

A Triton T8 electric shower has been fitted in the shower enclosure.

We feel it will be fairly easy to add in a small basin, within the recess to the right.

WC ROOM 7ft 2" x 2ft 6" (2.18m x 0.76m).

Fitted with a white close coupled WC and wall mounted hand wash basin, a tall obscure glass window providing lots of natural light.

GARDEN

Commencing with a block paved patio which runs onto the main lawn. A further sun catching patio at the end by the rather impressive sage green Cabin.

CABIN 15ft 6" x 9ft (4.72m x 2.74m).

Currently used for storage but this would also lend itself as a rather good Home Bar or work-from-home Office.

FRONT GROUNDS

Well screened from the road, the property is thus fairly secluded and looking at the front boundary, it could easily take a set of remote controlled gates for even more privacy.

Currently the shingle drive provides parking for three cars with these.

It's nice to see a house with a decent size front lawn as this one has, but of course for those requiring more parking, it could easily be paved over.

(Note the original garage was converted into the kitchen)

We noted handy outside taps front and rear and there is also an outdoor electrical socket on the rear wall.

Billericay is a popular, historic market town just 30 miles from London.

The market at the top of Crown Road disappeared years ago and Billericay nowadays is more well-known as an excellent commuter town, with excellent rail links to the City (35 minutes by train), very good schools and a charming High Street, part of which is a conservation area.

It also has great access to the key main roads of the M25, A12 and A127.

The town lies on the edge of rural Essex, which makes it a very desirable place to live. This coupled with the City access goes some way to explain the high levels of Londoners we see looking to move here every year.

Since I moved here in 1973 and started as an estate agent in the mid 1990's, I have seen the town grow to where it is now, with some 14,000-15,000 homes and a population of over 40,000.

The Billericay you see today is economically and physically a thriving and attractive place to live and work. There are many open green spaces including the 40 acre Lake Meadows Park, a must in summer, and they throw a pretty impressive Fireworks Night too.

Norsey Woods is a great place for a walk or to exercise your dogs...or the kids! It dates back to the Bronze Age and covers about 165 acres with a visitor centre for the educational visits it has too.
I remember camping there as a cub scout back in the day and both Nick and myself have enjoyed many a afternoon there over the years with our families.

The High Street must be one of the prettiest in the county and dates back to Roman times. The shape we see now certainly hasn't changed much for over 500 years, our office itself is part of one of the 25 old coaching inns the town has seen over the years!

With well over 100 shops including some well known names and some boutique locally owned ones, the High Street also has some great pubs, bars and restaurants. The Chequers is probably the most popular, most people we know rate it as the best pub in town, with newer bars like Harrys Bar, Bar Zero and the Blue Boar, also very sought after, growing venues on friday and saturday nights.

There are too many great restaurants to name, suffice to say you don't need to travel out of Billericay to have a fantastic night out and there's a taxi rank by the station to get you home if you want to leave the car on the drive.

Waitrose is our local main supermarket with there also a very good Co-op over on Queens Park. Smaller supermarkets over in South Green, Sunnymede and along Stock Road also provide a super local service in their areas.

Billericay Christmas Market is a very popular annual event which sees the High Street completely shut to traffic for the day and then filled with stalls selling anything and everything Christmasy!

All the local schools, both Primary and Secondary have good OFSTED reports and there is a good choice of both State and Private. Please feel free to contact our office for more details although the OFSTED website is the ideal first port of call of course.

A BIT OF HISTORY

Billericay has an facinating history, much of which can be researched in our local museum, the Cater Museum on the High Street.

Billericay was first recorded as Byllerica in 1291 with notable events including a Peasants Revolt ending up in Norsey Woods in 1381 and some of Billericay residents, including Christopher Martin, the ship's victualler, sailing with the Pilgrim Fathers to the 'New World' of America on the Mayflower in 1620 - hence the many representartions of the Mayflower ship in numerous local businesses and the Mayflower High School.

In 1916 Billericay became famous as a result of a Zeppelin airship crashing in flames on the outskirts of the town, down what is now Greens Farm Lane.

A union workhouse was built in 1840 which later, together with additional later built buildings, became St. Andrew's Hospital in the 1930s. The regional plastic surgery and rehabilitation unit was opened here the same year I moved to Billericay, 1973. Many a local will still refer the estate there now to me, as 'one of the houses on the old Burns Unit', although it is in fact Stockfield Manor now.
Only the original workhouse building, including the chapel, and the main gatehouse, now survive, converted now into Grey Lady Place, a residential development of luxury apartments.

The railway came in 1889 and opened up opportunities for landowners to sell plots to Londoners looking to move out of 'The Smoke' into a cleaner rural environment. Both myself and Nick have sold many an old 'plot land' home over the years for redevelopment. A few still remain on the edge of Norsey Woods down Break Egg Hill.

With the housing shortage created by the war time bombing of London, pressure to build was great and the new town of Basildon was given the green light. The 'Green Belt' stopped expansion and the blurring of Basildon and Billericay, hence why lot of the Billericay housing estates were built on abandoned farmland around the town centre and Great Burstead/South Green, where permission was more easily granted.
